Project Management: Ashwood House – The Show Must Go On

CGS, working alongside Hadley Steel Framing, was instrumental in keeping development of 116 luxury flats in Camberley, Surrey, on track during the COVID-19 pandemic. The project had ground to a halt because Hadley had been forced to furlough staff.

The Ashwood House site is being redeveloped, with CGS providing the structural expertise to complete a two-storey roof extension. Most of the flats are two beds, but it also includes 48 one-bedroom and 12 studio flats.

Challenge

Berkeley wanted to keep the site open but because of the pandemic and Hadley’s furloughed staff this was proving difficult, CGS was able to help.

“This pandemic has been a nightmare for all sectors of the British economy and the construction industry hasn’t escaped. We had to make the tough decision to furlough our loyal staff, so we were delighted that CGS was able to keep this site open for business. Hopefully, the economy will bounce back and we can get everyone back to work soon,” said Hadley’s Commercial Manager Steve Chesters.

CGS stepped in to offer project and construction management and ensure work continued. However, there were numerous obstacles to overcome including the working constraints of the Government’s social distancing regulations and major issues obtaining hot rolled steels, which required fabrication because the factories had closed due to lockdown.

Solution

The key to unlocking the blockage was to re-sequence the construction of the building, freeing up available material deliveries to the site so the programme of works wasn’t held-up. CGS struck up a great partnership with the team from another Hadley installer, M&K Structures, to keep things on track.

“We liaised with Berkeley Homes to make sure they had everything they needed to keep on schedule. We also acted as Hadley’s agents on site to project manage M&K’s installation process.

“Together we resolved many issues so this prestigious development, which will provide fabulous new homes for local people, could go ahead,” said CGS Director Chris Martin.

The men behind CGS have more than a century’s construction experience between them and have worked together for more than eight years on a wide range of projects across the UK.

With Ashwood House, the team brought to bear all its skills to provide project, construction and site management, plus the engineering expertise so this prestigious redevelopment could take shape.

The development is part of a £30m deal between Berkeley Homes (Southern) and Surrey Heath Borough Council (SHBC) to redevelop two key sites in Camberley.
